Private/Hard Money Mortgages​

Loan amount: $50,000-$2,000,000

Terms: 2-10 Years

Amortization: Interest only or fully amortized.


Rates: Priced case by case, general rates at 7.50%-12.00%


Loan to Value: 65%-95%


Fee: 2.00 Points

Permanent Long Term Commercial Mortgages

Minimum Loan Amount: $50,000

Terms: 10-30 years

Rates: 125-350 Basis Points over the 5,10,15 or 20 year Treasury Bills

Loan to Value: 65%-85%

Note: We can achieve higher loan to values based on borrowers other assets.

Fees: Conventional pricing


Construction Loans

Minimum Loan Amount: $500,000

Terms: 6 months-36 months floating rate. Priced against the Libor or Prime rate.


Developer Equities Required: 15%-35%. Residential projects qualify closer to the 15% equity requirement. Commercial spec. buildings with no pre-leasing require more equity. Depending on the developer assets we can achieve higher loan to values if necessary. 


Type of Properties: We offer construction loans on apartment buildings, retail buildings, office buildings, conversion rehabs, and major renovations

Fees: Conventional Pricing


Takeout Permanent: Our construction loans will be offered with a permanent takeout loan. Availing you with two mortgages for the price of one!


Note: Many times our permanent takeout loan will allow cash out over and above the construction loan. This is determined up front before construction begins. Therefore, allowing the developer to cash out at the end of the construction period.
